In Development
Desgrosellier Development (DD&C) is planning a small cottage neighborhood at 2531 NE 3rd Avenue in Camas: 22 homes on 2.95 acres, built around shared green space instead of wide streets.
The neighborhood offers three distinct two-story cottage plans ranging from 785 to 1,467 square feet with vaulted ceilings and upper lofts (plus attached single-car garages on Unit C courtyard lots). A private lane, covered parking, a community pavilion with a kitchen, and a footbridge over the stormwater pond tie the neighborhood together.
The idea is a right-sized home close to downtown Camas, the Washougal River, and the trail network, for buyers who want less house to keep up and more neighborhood to enjoy.
BCRE works with DD&C on the waitlist and buyer preparation. Nate Brantley is your contact for questions, timing, and financing prep.

Cottage lots around shared green space, a private lane, covered parking, the pavilion, and the footbridge over the stormwater pond.

Planned Amenities And Construction
Shared structures and the cottage build as currently designed. Details can change through permitting.
A 40′ pedestrian bridge over the stormwater infiltration pond: treated decking, glulam beams, metal guardrail, and under-railing lighting by the landscape contractor.
Roughly 255 SF including an enclosed kitchen and open covered patio — board-and-batten siding, composite roof, ductless minisplit, stainless sink, and upper cabinets on a slab on grade.
Two structures: one cover for eight vehicles in two sections, and a second for six stalls along the private street — exposed car decking, composition shingle roofs, and concrete post surrounds where detailed.
Board-and-batten vertical siding (1×4 battens at 16″ OC) and 30-year architectural shingles — consistent with the DD&C cottage language across all unit types.
2×6 walls at 16″ OC (R-21), crawl space foundation with stem walls, attic trusses and T&G loft deck, and ductless minisplits sized to meet current Washington State Energy Code minimums for residential construction.
City of Camas jurisdiction; site in the Gateway Corridor overlay with multifamily housing comprehensive plan designation. Zone described as MF-C (anticipated), formerly MF-18 — confirm with the city as permits advance.
